Strata living often comes with a common question – is it the Owners Corporation’s responsibility, or is it the Owner’s? This ongoing debate plays out in buildings and communities across the country, leaving many searching for clear answers.

Thankfully, for the past 15 years, Strata Community Association NSW has been helping those stuck in the strata conundrum vortex with the Who’s Responsible Guide – a resource outlining common property responsibilities and maintenance obligations in NSW strata living.

The free-to-use guide has proven to be a ‘must-have’ reference for anyone working, living, or simply interested in strata, and to kick off 2025, an updated version has just been launched.

The guide can be found here: Who’s Responsible Guide?

The guide is structured around key areas of a strata scheme – from a lot’s bathroom through to courtyards – detailing specific items (tiles, pavers, etc.) and clarifying who is responsible for their maintenance and repair.

The latest update ensures the guide remains relevant and continues to serve as a valuable resource for the strata community. Whether you’re a strata manager, committee member, or lot owner, having the latest version of the guide on hand can help resolve disputes and clarify responsibilities quickly and effectively. SCA (NSW) remains a key source of information for strata-related matters, providing tools like this guide to help navigate the complexities of strata living.
